Do I have to pay Capital Gains Tax on my parent's house?
Typically, heirs benefit from a “Step-Up in Basis.” This means the home’s value is reset to its market value at the time of death, often eliminating capital gains tax on prior appreciation. (Note: I am not a CPA, but I can refer you to one.)
Mom's house is sitting empty. Do I need special insurance?
Yes. Most standard homeowner policies have a “Vacancy Clause” that cancels or limits coverage after 30-60 days. Call your agent immediately to get a “Vacant Home Endorsement.”
I live out of state. Do I have to fly back?
No. We specialize in “Remote Representation.” From coordinating the clean-out to digital document signing, we can handle the entire sale without you stepping foot in Illinois.
What do we do with 40 years of furniture and personal items?
Don’t throw anything away yet! I recommend a “triage” approach. First, family members should remove sentimental items and financial documents. Once that is done, I can connect you with trusted local Estate Sale companies in DuPage County who can value and sell the remaining items. For whatever doesn’t sell, we can arrange for donation pick-up or a final clean-out service. My goal is to make the property “broom clean” without you having to lift a heavy box.
The house hasn't been updated in decades. Should we renovate before selling?
In most estate situations, major renovations (like new kitchens or baths) are not recommended because you rarely get a 100% return on that investment. Instead, we focus on high-impact, low-cost preparation: removing wallpaper, deep cleaning carpets, and fresh neutral paint. Selling “As-Is” is a very common and viable strategy for estate homes, provided we price it correctly to reflect the needed updates.
Who pays the utilities while the house is on the market?
The Estate is responsible for maintaining the home until closing. It is critical to keep electricity and gas on (even if the house is vacant) to prevent frozen pipes in winter or humidity damage in summer. However, you should cancel cable, internet, and landline services immediately. If cash flow is tight for the estate, let me know—we can sometimes structure the listing to sell quickly to specialized investors who can close in as little as 14 days.
How do you determine the price of a home that is largely original?
Standard automated valuation models (like Zillow) are often wildly inaccurate for estate homes because they assume “average” condition. Drawing on my 14 years of past experience as an appraiser, I manually adjust the value based on the specific condition of the roof, mechanicals, and finishes. I look for “competing” homes—other dated properties that have sold recently—rather than comparing your parents’ home to the fully renovated listing down the street.
