A Region Under Supply Pressure — With One Notable Exception
The data across these eight communities tells a coherent story: the Chicago western suburbs are operating under acute supply pressure heading into summer 2026. Six of the eight markets studied are selling detached homes at or above the original list price on a trailing 12-month basis — a condition that historically reflects demand meaningfully exceeding available inventory.
The supply picture confirms it. Westmont's May 2026 inventory fell 50% year-over-year to just 8 detached homes. Western Springs dropped 56.7% to 13 homes. La Grange, Lisle, and Downers Grove all saw inventory tighten sharply as well. In each of these communities, new listings are being absorbed faster than sellers are bringing homes to market — creating the above-ask selling conditions reflected in the table above.
The one market moving in the opposite direction is Oak Brook — not included in the primary comparison due to thinner volume, but worth noting. Oak Brook's trailing 12-month detached median of $1,072,500 is down 4.7% year-over-year, with an average market time of 92 days. It is the only market in the broader western suburbs footprint showing a meaningful negative price trend, reflecting the specific dynamics of a high-price-per-square-foot market with an executive buyer pool that has become more selective. That contrast underscores that the supply pressure story is real and broadly distributed — but not universal.

This data paints a clear picture for both sellers and buyers across the western suburbs — but the right strategy depends entirely on which market your home is in, and where within that market your specific property sits.
For sellers: The six markets selling at or above list price are not forgiving of overpricing. In La Grange and Westmont, where homes move in under 30 days on average, an overpriced listing stands out immediately — and the negotiating position deteriorates quickly. The sellers achieving 103–105% of list price are the ones who priced precisely from day one and presented their homes well. The data rewards discipline, not optimism.
For buyers: The supply numbers are not a reason to panic — they are a reason to be prepared. In markets like Western Springs and Lisle, where inventory is measured in the low double digits, well-priced homes are generating multiple offers within days. Buyers who have done their homework, secured financing, and established a clear sense of value are the ones closing. Those who hesitate are watching homes go above ask.
For both: The western suburbs are not one market. A strategy that works in Naperville — the most liquid and balanced market in the set — may not translate to Westmont or La Grange, where the dynamics are fundamentally different. The trailing 12-month period reflects the twelve months ending May 2026. Year-over-year comparisons reflect the prior 12-month period ending May 2025.
List-to-sale ratio: Compares the final closing price to the original list price at the time the home first came to market — not subsequent price reductions. A ratio above 100% indicates the home sold for more than originally asked.
Communities included: La Grange, Lisle, Westmont, Western Springs, Downers Grove, Elmhurst, Naperville, and Hinsdale. Communities were selected for volume adequacy (minimum 130 detached closed sales in the trailing 12 months) and geographic diversity across the western suburbs corridor. Smaller-volume markets were excluded to avoid distortion from thin-sample volatility.
Exclusions: Attached single-family homes (condos and townhomes) are excluded from this comparison to ensure consistency across markets with varying attached-to-detached ratios.
